Sofia is a city with great potential for growth in the real estate market, although it is still quite low in terms of price levels compared to other European capitals. This was stated by Toma Stanishev, director of Galardo Real Estate, in the program "Investor Club" with presenter Ivaylo Lakov. According to him, the market has room to grow and for the moment the tremors in the banking sector do not have a significant effect on it.
Demand from buyers is still high, there is a slight cooling and a slight drop in prices per square meter, but no drastic reductions are expected. Stanishev notes that price growth is stabilizing and there will be a plateau, and it will not continue in the future.
One of the key factors for buyers is the location of the property, as well as the layout and level of completion of the building. There is still demand for prefab homes, but the development of the area is also an important factor for many buyers.
The prices of properties in Sofia are different depending on the location of the property. For example, in the southern districts of the city, prices per square meter start at 1,300-1,400 euros, while in the center of Sofia there are record sales for over five thousand euros per square meter.
Toma Stanishev is optimistic about banking regulations and lending and does not expect major changes in the sector. He believes that the real estate market in Sofia will continue to grow and predicts a bright future for real estate investors.
