If you look at the development of the real estate market in our country you will notice that it is becoming increasingly difficult to find good plots in the central (and now even more peripheral) part of the cities. In order to build another building, a property is needed, on which most often there was another construction to go in the past. Sometimes the topic is delicate because it involves the removal of houses of historical value and even those that are cultural monuments (in some cases). On the other hand, the large accumulation of new people in places where the infrastructure is already exhaling is not a good idea, because at some point it will have a heavy impact on health and quality of life. The buyers of luxury properties are not only interested in their shiny house or apartment, but also how they will get to them and in what environment they will live.
At the moment, the trend is not to feel that much, but the future of luxury properties seems to be concentrated on the outskirts of big cities, and the most appropriate solution for this seems to be closed complexes (even when we talk about houses). There are already projects that are near the big cities in our country - Sofia, Plovdiv, Varna, and we believe that others will follow.
Luxury properties in Sofia can be preferred if they also give the added value of fresh air and nature (something that is definitely missing in the capital in some months). In addition, in the last year, along the peaks of Covid-19, we have seen the need for closeness to nature as a place to go out. Let's not be fooled - the people who had a yard to go out were much better than everyone else who stayed in their apartments. And some don't even have a balcony
On the other side it is naive to think that a remote village with no infrastructure, school and medical professionals can be an attractive place for investment by type of luxury property for permanent residence. Maybe if it is a holiday property there may be a discussion, but the real prospect is in the villages around the big cities, which have good transport connections and infrastructure (optical Internet).
It is the lack of both that deters many people who can work remotely when they have to decide whether to move out of the big city.
However, the interest in the houses and villas in them is constantly growing and confirms the trend described in the previous lines. The only question is not whether it will happen, but when.
