Summer in Sofia: How to choose the perfect property for the hot months

Summer is a good time to look for a new house or property, whether for investment or to live in.  The combination of warm weather and the holiday season makes for easy property viewing. However, navigating the real estate market and finding a property that meets your needs can sometimes be challenging. When faced with numerous options, you may feel overwhelmed and make the mistake of making a hasty decision.

In this post, we'll share some modern tips before choosing the right property for this or next summer.

Air conditioning and ventilation

Make sure the property has good air conditioning. Ventilation and good ventilation are essential for comfort in the summer heat. Look for properties with modern air conditioning systems and quality insulation. Among its other benefits, good insulation protects the house from the weather, preventing moisture build-up.

Shaded outdoor spaces

A shaded outdoor space can be the coolest spot on the property. A property with a shady garden keeps the outdoor space cool, which makes it easier to cool inside too. Having an outdoor kitchen, barbecue and built-in seating is also key to combating the summer heat.

If your property doesn't have a shaded garden area, consider buying or renting in a neighborhood where parks are within walking distance.

Flooring

Flooring is a part of every room in the home. Some types of flooring retain less heat than others, and choosing the right one is key to keeping your home cool in the summer. Natural stone tiles are a step up from ceramic and porcelain flooring. They are popular for their durability and are cool to the touch, creating a pleasant atmosphere throughout the home.

Wood floors, especially if you choose a lighter shade, actually reflect the sun's rays. Because of this, wooden floors are a great way to lower the temperature.

Swimming pools and water facilities

The pool is a big plus in the summer. If the property has a pool, it will make the summer days fresher and more pleasant. If a home with a pool doesn't suit your plans, you can always check for public pools or water features near the property.

Large terraces

The spacious terraces and balconies are ideal for summer evenings and barbecues. Pay attention to the exposure of the terraces - south and west are sunnier and warmer, while north and east are cooler. Neighborhoods such as Manastirski livadi and Ivan Vazov often offer properties with large terraces.

Colors for painting

Darker colors absorb more heat energy. So consider lighter colors like white, beige, pale blue or pink to keep your home cool in hot climates. They have an excellent reflective quality, so using them on the exterior of your building can reduce heat build-up.
