A talk with Polya Kirova

Polia Kirova has a remarkable experience in real estates since 1998. In her spare time she recharges with hiking in the mountains, interesting books and good company. She believes that a property becomes a home when you live in it with the people you love, and it is her mission to help others find such place.

How did you decide to become a broker?

At first my curiosity led me to the unknown to date field of trade in Bulgaria, and then the pleasure of being in contact with clients and the satisfaction of results “left” me in 2019, still doing this.

What is the situation in the real estate market?

Extremely dynamic but also quite balanced. For the time being it is in the perfect middle point.

Is there a need for change in the brokers’ practices in Bulgaria?

Of utmost importance for the improvement of brokers’ practices is to regulate the broker-client relations during the first meetings in order to increase confidence in the broker.

Do you think that technology can change the broker’s model in the near future?
Yes, but it will increase our role as consultants for the selection of the right property. Often clients are seeking an objective opinion and advice from their trusted consultant, and this is something that no system will not be able do with the same precision.


What are the most common mistakes of real estate brokers?

 It is a bad practice to not spend enough time to get acquainted with the client’s specific requirements, i.e. no adequate first meeting - a conversation about the exact desires, terms and conditions. By doing this no broker can show responsibility towards the profession, clients’ time and their exact needs.

 

What are the most common mistakes of the users of brokers’ services?

They do not listen to the advice on how to give the property a more “marketable” look - sometimes even a basic cleaning and removal of clutter from the rooms is essential for the sale of the property.

What do you like the most in the broker’s profession?

The fast pace of the process, communication with clients and colleagues and, of course, the dynamics.

What makes a real estate broker really successful?

Objectivity, honesty, foresight, patience, daily information about market situation.

What are the places you would show to a person who is visiting Sofia for the first time?

Sometimes I see Sofia as an immense place, but if I really have to choose a few places, I would take them to the most obvious ones - the building of Sofia University, St. Alexander Nevski Cathedral, the pedestrian zone of Vitosha Boulevard, the park of Danov in Iztok and the National Assembly
