Coming from a very different field - engineer and
project manager in area of mobile communications, Emilia Peeva started her career as a
broker 1 year ago. This, of course, does not stop for a moment her further
development and her search for what’s best for her clients.
In her leisure time she prefers to be in a non-urban
environment, that’s why she takes walks in the nature. She says this gives her
new strengths.
Soon she will graduate in Facility Management.
How did you decide to become a broker?
The desk work, closed in an office all day, bores me.
I like movement, meetings with people and making them feel happy.
In the business I am in, it may happen when
I assist them find their place, their home, I help them
make a dream come true or find their nook where they will feel cozy
and comfortable. I always strive to make sure they made the right choice.
When I work with developers, I want to make sure
I'm giving them the
right guidelines, that I have found the right
solutions so that they can invest their funds in the most effective way. In
both cases it is all about the pleasure of being professional in what I do.
What is the situation in the real estate market?
The market is dynamic, with a lot of demand and a lot
of supply, a competitive environment and investment opportunities.
Is there a need for change in the
brokers’ practices in Bulgaria?
Yes, definitely. The future of brokers' practices
is associated with investment in client orientation, more professionalism,
honesty and individual approach to each client.
Which are the neighborhoods in
Sofia that experience the highest activity?
The city center, Lozenets, Dragalevtsi, and recently, Krastova vada.
Do you think that technology can change the broker’s model/need for
brokers in the near future?
There is no way to neglect the invasion of
technologies that in many areas replace human labor. But in our profession this
will be a slower process because the human involvement is more noticeable. At
this stage, I think, the shift will be from phone communication to written
correspondence, video and conference calls. The remote work of brokers will be
made easier because they have access to various databases which saves a
lot of time for both parties. Thus, the service becomes much more efficient.
Which are the most common broker mistakes?
Unfortunately, very often there is lack of personal
attitude. This prevents customers from feeling special and being more trustful.
In our profession this is the main postulate.
What are the most common mistakes of the users of
brokers’ services?
They do not meet with a broker to have their needs
identified, which would save a lot of time for both parties. They work with
several brokers which does not lead to better results. They only need one
broker who is familiar with what they search for, their requirements and
budget, and then he or she would accomplish much more than a few brokers acting
in different directions without any clear idea of the customer's ultimate
desire.
What do you like the most in the broker’s profession?
The fast pace of the process, communication with
clients and colleagues and, of course, the dynamics.
What makes a real estate broker really successful?
His or her personal attitude, rich general culture,
ability to negotiate which can be easily summarized in one word -
professionalism.
How does a property become a home?
Often times, with a lot of hard work and sometimes,
with a lot of love. It does not have to be luxurious; it is important for one
to feel good, be together their loved ones and feel happy.

is the place where I have the freedom to do exactly what I like doing.
Which are your favorite places in town?
Surely it is the garden of the National Theater, the
Doctor's Garden and I also love walking along Graf Ignatiev Street.
