A conversation with Velislava Ilieva

Velislava Ilieva has been a broker at Galardo Real Estate for just a few months now, but her professional experience has always been closely related to the real estate industry.

How did you decide to become a broker?

I became a broker over time. My professional experience has almost always been largely related to real estate, be it renting, tourism, management or sales.

What is the situation of the real estate market?

The market is dynamic but at the same time also relatively stable, given the economic uncertainty. People are cautious, but those who have funds available are looking for secure investment options, and real estate is one such option. Working and studying from home leads to the need for more space for each family member. People need space, either personal of for the performance of their official/educational duties.

Is there a need to make changes to broker practices in Bulgaria?

There are some really vicious practices but in general the industry tries to be fair to both customers and fellow brokers.

In which districts in Sofia do you notice the greatest activity?

The most demand for apartments is in Lozenets and the city center or the neighborhoods offering more space and green areas, complexes with green common areas.

Do you think that technology can change the brokerage model/the need for brokers in the near future?

No software can replace real human contact and sincere advice from a broker to a client. Technology cannot feel and understand human desire.

What are the most common broker mistakes?

Well, I think there are many, but mostly it is the lack of understanding of what the client wants, what does he need and what he aspires to. Another one is the fear of being honest in order to not offend the other party; but sometimes this is the key to an honest relationship. Most people value sincerity, however, there are also those who misinterpret it.

What are the most common mistakes of the users of brokerage services?

They think that brokers want to make money on their backs and not that they are there to advise them. Instead of consulting their broker and sharing their needs, desires and reluctances, they are reserved and distant.

What do you like the most about the broker profession?

Communication with different types of people. Even those who are arrogant and vicious enrich us, teach us what we do not want to be with others.

What makes a real estate broker really successful?

Loyalty, attitude, understanding and competence are the key qualities in our profession.

How does a house become a home?

A house becomes a home when the owner feels it as home, when he likes those things that others find repulsive.
